Outwith hours the emergency maintenance number is as follows:

An emergency is deemed to be such when it falls into the undernoted categories:

  • COMPLETE LACK OF HOT WATER AND/OR HEATING - between 1st April and 30th September, if the call is received after 9 pm Richard Irvin ask that the tenant be available during normal working hours for a next day visit. They will, however, attend after 9pm if the property is occupied by the elderly, young children or tenants with medical problems.
  • SUSPECTED GAS LEAK – Richard Irvin will contact Transco who will attend within the hour and we will attend within agreed period.
  • WATER LEAK, EITHER FROM HEATING OR PLUMBING
  • CARBON MONOXIDE DETECTORS – the common complaint for these is an intermittent beep which signals the end of the units’ battery life. As the units are sealed they require complete replacement as there is no access to the batteries. These are treated as an emergency due to the safety aspects involved.
  • COMPLETE LACK OF POWER TO A PROPERTY.
  • Richard Irvin do give priority to gas and water leaks with regards attendance times.
  • Richard Irvin will also attend to any problems which may have a direct effect on the safety of the tenant and/or property.
