Arrange viewings

Call or email Bruce and Partners to arrange a time that is convenient to all concerned. 

Remember, when viewing properties

  • Always leave at least 45 minutes between viewings
  • Try to see the property in daylight 
  • It is advisable to be accompanied by the agent where possible
  • View the area in advance
  • Ask the agent or vendor any questions you may have about schools, local amenities, health centres etc.
  • View any properties you particularly liked a second or third time

Appoint a solicitor

If you are new to the area, viewing agents may recommend a solicitor. However, if you already have your own solicitor, we would advise you contact him/her.

The next step is to register your interest through your solicitor who will update you on the property’s status.  If you still wish to proceed, your solicitor will note your interest.  If there is no closing date set, you may wish to submit and offer immediately through your solicitor. However, if a closing date has been set, you will need to wait until that date to hear the outcome.  If your offer is successful, it will take approximately 14 days to conclude.  In Scotland, this is a legal and binding contract.

You will also need to agree upon an entry date.  When finalised, this becomes the day that you pay for your new home and receive your keys.  Your appointed solicitor will carry out all the necessary conveyancing of the property and will liaise with the selling agent and lender.

Organise a survey

You may choose to arrange a survey prior to appointing a solicitor. Your financial advisor can normally arrange this on your behalf.  The information that is documented in the survey will reveal both the valuation and the condition of the property.

Arrange removals well in advance

When all the legalities of purchasing your new home have been finalised and the entry date agreed, it is time to arrange your removals, have your post redirected and any regular orders, such as newspapers or magazines, cancelled.
